Project under execution:
Avirit Technology Solutions is currently executing a Pre‑Feasibility Study for Future Sales Pvt Ltd (FSPL) to evaluate the establishment of a polyurethane‑based construction chemicals manufacturing facility in Ankleshwar, Gujarat. The study provides an early‑stage technical and commercial assessment for producing three MDI‑based products:
1K PU Joint Sealant
1K PU Waterproofing Membrane
Water‑Based PU Membrane (PUD)
The project evaluates three manufacturing pathways, with a recommended approach of importing MDI prepolymers and conducting local finishing, enabling lower CAPEX, faster commissioning, and simpler operations for FSPL’s market entry. Two capacity options—500–600 TPA and 2000–3000 TPA—are being modelled.
The study covers location suitability, raw material sourcing, plot and layout requirements, regulatory approvals, EPC scope, equipment supplier identification, technical challenges, risk assessment, and CAPEX/OPEX estimates (±50%). A high‑level project schedule is also being developed. This pre‑feasibility report will guide FSPL’s investment decision and define the next steps toward detailed engineering and plant implementation.
